Why Having a Guardian on Your Side Changes Everything

18 Years of Inside Knowledge — Now Working for You

We’ve spent 18 years inside the building industry — reviewing land, drafting homes, managing builds, and solving problems before they become disasters. Now, that experience works for one person only — you.

100% Independent. 0% Commission.

We don’t sell land. We don’t push builders. And we don’t take kickbacks. Every recommendation is made with one goal: protecting your best interests.

We Know How Builders Operate — And What to Watch For

We’ve worked inside the machine. We know how builders quote, what they include, and what they leave out — so you’re not left guessing.

What That Display Home Really Costs

We break down what’s included in the base price — and what isn’t. So when you walk through a display home, you’ll know the real cost to build it, not just the sales pitch.

We Back the Quote — So the Price Doesn’t Blow Out Later

Most quotes are just a starting point — missing fixtures, finishes, electrical, and every “little” thing that adds up to a big shock. We make sure it’s all covered from the start, so you’re not hit with surprise costs later.

Avoid the Mistakes That Consume Timelines and Budgets

Developer rules. Council overlays. Easements. Setbacks. These details are often missed — and the result is months of wasted work and plans that no longer comply. We catch them early so your build stays on track from day one.

Guidance, Not Pressure

We don’t sell. We guide. With context, care, and clarity — so you can make informed decisions at your pace, not the builder’s.

Clarity That Saves Time, Money, and Stress

We help you see the real picture early — before redraws, re-quotes, or regret. It’s not about rushing — it’s about moving forward with confidence.

The Process to Find the Perfect Builder and Plan.

Step 1:
Meet and Understand

We begin with a focused conversation to understand your full picture — not just what you're building, but how you want to live, and where this home fits into your life now and in the future.

Lifestyle Vision

  • Is this a forever home, a stepping stone, or an investment?
  • How long do you see yourself living here?
  • Are you planning for more children, downsizing, or making room for parents or overseas visitors?
  • How do you entertain — large gatherings, quiet dinners, kids' birthdays?
  • What matters most outdoors — a big backyard, a seamless alfresco, or low-maintenance landscaping?
  • Which rooms are you most excited about?
  • Are there any decisions you feel unsure or overwhelmed about?

Budget & Builder Fit

  • Review your total project budget — not just what you’d tell a builder
  • Discuss whether a custom or volume builder is the right fit

Land & Orientation

  • Look at the land you’ve purchased or are considering
  • Orientation, size, slope, and exposure to sunlight
  • Developer restrictions or covenants
  • How the land interacts with your lifestyle and design preferences
  • If secured, we’ll aim to meet you on-site — it’s often the best place to start making informed decisions

By the end of this step, we’ll have clarity on what you're building, where, how, and why — so every move forward is made with purpose.

Step 2:
Prepare a list

Which Plan Review is Right for You?

Your Questions, Answered

Why is there an asterisk (*) next to the price?

Our pricing is based on homes with a total build quote under $1,000,000. If your home is larger, highly customised, or valued significantly higher (e.g. $7M+), the time and complexity increase. We’ll always confirm any price adjustments upfront — no surprises, just transparency.

What do I need to send you before the review?

You’ll need to upload or email your current floorplan and builder quote. If you have any other relevant documents — like electrical layouts, upgrade lists, or façade options — they’re helpful too. This is actually essential documentation for a complete review, but don’t stress — we can usually request it directly from your builder if needed.

What if I haven’t chosen a builder yet?

That’s totally fine. We can still review your preferred floorplan or help you compare options based on your land and priorities. It’s actually a great stage to get advice — before locking anything in.

What happens after the review?

After our meeting, you’ll receive a written summary of key insights and recommendations. This helps you move forward with clarity — whether that’s negotiating with a builder, choosing a different plan, or progressing to contract. You can expect your summary to be delivered within 5 to 7 business days.

Is this just a sales pitch for a builder?

Not at all. We don’t sell land or homes, and we don’t take commissions. We work solely for you — to review what you’re being offered and help you avoid costly mistakes.

Can I upgrade from one package to another later?

Yes — if you book a lower-tier service and later decide you want the next level (like in-person or showroom support), we’ll credit your initial payment toward the upgraded package.

Where do you offer in-person reviews?

We’re based in Melbourne and service the inner east, west, and northern suburbs. If your builder’s display home or colour showroom is outside these areas, a small travel fee may apply — but we’ll always confirm that with you upfront.

What if I have more questions after the review — can I still contact you?

Absolutely. We don’t charge by the minute, and we won’t bill you for every follow-up call. That said, time is our commodity — and we do have to balance fairness. We’re here to guide and guard you throughout the process, so a reasonable fair use policy applies for follow-up support.
