How I Control Quality During the Build
How I Control Quality During the Build
Building a home isn’t just about what’s on the plans — it’s about what actually gets built on site. This is where most clients feel out of their depth. I help you stay in control of the build without needing to camp out on-site or rely solely on builder updates.
Because building shouldn't feel risky.

Independent Stage Inspections (Done Right)
I coordinate third-party inspectors to review your build at each critical stage. These inspections aren’t just about ticking boxes — they’re about protecting you from mistakes that get locked behind plaster or bricks.
Here’s what I typically recommend:
- Base: slab levels, drainage, reinforcement
- Frame: wall straightness, tie downs, bracing
- Lock-Up: windows, doors, moisture barriers
- Fixing: cabinetry, waterproofing, plaster finish
- Final: defects, finishes, incomplete items
Each inspection provides a detailed report — not just a checklist — to give you visibility and leverage.
Guardian Tip: Getting the report done is one thing — making sure it lands in the right hands is another. I’ll walk you through how I handle that in the next section.

Reports Sent to the Right People
Most inspection reports get sent to you — and that’s where it ends. But I make sure those reports also go to the person who actually signs off your build: the private building surveyor.
Why does that matter? Because if the surveyor isn’t made aware of potential issues, they’ll usually sign off the stage without question. Once it’s signed, it’s your problem — not the builder’s.
By forwarding these reports formally, I create a paper trail, raise the issue officially, and keep pressure on your builder to follow through on fixes.

Dealing Directly With Your Site Supervisor
Not all issues need a formal report — sometimes, a quick conversation is all it takes to keep things on track. I speak directly with your site supervisor so you don’t have to chase updates or escalate every concern yourself.
I know what to raise, when to raise it, and how to get the builder’s attention without turning it into a fight. This kind of communication is what keeps the build running smoothly while still protecting your interests.
Guardian Tip: You shouldn’t have to be the middleman. I’ll handle the back-and-forth, follow-ups, and flagging of issues — calmly and clearly.

What Most People Miss
Most clients assume the site supervisor is watching everything, or that the building surveyor will catch defects. That’s rarely the case.
Supervisors are stretched across multiple jobs and focused on hitting deadlines. Surveyors are only checking for basic compliance — not quality of workmanship.
If no one is actively checking for you, it’s easy for things to slip through. Once a stage is signed off, it becomes a lot harder (and more expensive) to fix.
Guardian Tip: The biggest issues I deal with weren’t hidden — they were just never questioned. Most people didn’t know they should be looking.

Step On Site, Too
One of the biggest risks in building is stepping back and assuming others have it covered. The more you're on site — or represented by someone who is — the better the outcome you'll get.
It’s not just about picking up defects. It’s about being present, building relationships, and showing the trades and supervisor that someone is watching. People do better work when they know someone’s paying attention.
You don’t need to micromanage, but you do need to be involved. I step in as your eyes and ears, but I’ll also encourage you to stay engaged — ask questions, walk through your site, and take ownership of your build.
Guardian Tip: Don’t trust any builder to the point where you think you don’t need to be involved. The more eyes on a site, the fewer surprises you’ll have at the end.

Why I’m Not Just Another Inspector
There are plenty of inspection companies out there — but most just do a one-off report and leave you to deal with the fallout. That’s not how I work.
I’m involved from start to finish. I know how builders operate, what gets ignored, and how to keep your site moving without compromising quality. My job is to protect your build and make sure you’re never left wondering what’s going on.
- I’ve worked inside building companies — I know how they think
- I manage every stage — not just a one-off visit
- I follow up to make sure defects actually get fixed
- I explain things clearly — no jargon, no panic
- I stay with you until the job is done — properly
Guardian Tip: It’s not just about checking boxes — it’s about having someone who knows what matters and won’t let it slide.
