Why Reviewing Your Tender & Contract Matters

You’ve picked your builder. You’ve paid the deposit. Now the admin phase begins — and what happens next is critical. This is where the fine print gets finalised, and what’s on paper becomes your reality.

But most clients have no idea what they’re actually agreeing to. The tender looks polished. The contract feels official. Yet beneath the surface, vague terms, hidden costs, and missing inclusions often go unnoticed — until it’s too late to change them.

At New Home Guardians, we don’t just read the documents — we cross-check them against your expectations, your original quote, and your discussions.
Because what matters isn’t what was promised — it’s what’s documented.

We flag provisional sums, ambiguous clauses, and quiet omissions that could delay your build or inflate your final cost. We help you avoid the trap of having to renegotiate — or worse, restart — when something’s missing or unclear.

Our goal is simple:
To give you clarity, protection, and confidence before you move forward — so nothing is missed, delayed, or misunderstood.

Understand the Contract You're Signing.

Clause Check

We break down the legal language and highlight any clauses that could limit your rights or shift risk unfairly to you.

Cross-Check Inclusions

We compare your tender and contract against your sales documents — making sure what was promised is actually in writing.

Provisional Sum Alerts

We flag provisional sums and pricing allowances — so you’re not caught off guard when costs change down the track.

Timeline Clarity

We explain how contract dates, build durations, and extension clauses work — so you understand what’s enforceable.

Spec Confirmation

We make sure fixtures, finishes, and materials match what you expect — not downgraded or marked as 'builder's choice.'

Final Cost Awareness

We help you understand the full financial picture — so there are no surprises between tender and contract stage.

Verbal vs Written

We identify where verbal promises haven’t made it onto paper — and help you fix that before signing.

Independent Advice

We work for you — not the builder — giving honest guidance to protect your interests at this critical stage.

Without New Home Guardians, Here's What You're Missing

18 Years of Inside Knowledge — Now Working for You

We’ve spent 18 years inside the building industry — reviewing tenders, resolving contract disputes, and catching admin-stage risks others overlook. Now, that insight works for one person only — you.

Contracts Are Final — Mistakes Are Expensive

Once you sign, what's in the contract is what you're stuck with. We help you spot missing items, vague allowances, and hidden clauses — before they cost you time and money.

Verbal Promises Don’t Count

If it’s not in writing, it doesn’t exist. We cross-check your contract against your original tender and conversations — making sure nothing gets lost in translation.

Delays Often Start in Admin

Most build delays don’t happen on-site — they start when key details are missed during paperwork. We help you get it right early, so nothing holds you back later.

An Advocate on Your Side

Builders have admin teams. You should too. We work for you — not the builder — giving clear advice and peace of mind before you take the next step.

Which Review Option is Right for You?

Your Questions, Answered

What if I’ve already signed the tender but not the contract?

You’ve still got options — but time is critical.
We can start with a tender review to catch any remaining issues and give you clarity on what’s locked in.
Some items may still be adjustable before contract, especially if flagged early.
That said, site plans and key structural details are often locked at tender stage — so if those haven’t been reviewed yet, it’s important we act quickly.
We can also proceed with a contract review to help you understand exactly what you're signing and protect you from unexpected clauses.
In short: the sooner we talk, the more we can help.

I’ve already signed my contract — what can I do?

Time is critical.
We can book an emergency online review to help you understand exactly what you’ve committed to — including any risks, unclear clauses, or areas that might need closer attention.
Even if changes can’t be made, knowing where the pressure points are gives you a chance to prepare before site starts.
The sooner we look, the more options you’re likely to have.

Can you spot if I’m being overcharged?

Yes — and we often do.
With the amount of detail in a tender or contract, there’s almost always room for duplication or double-ups.
We’ll also highlight anything that might be significantly cheaper to do after handover, so you can make smart calls before you commit.
In short: we know what to look for, and we’ll flag anything that doesn’t stack up.

Will you attend my builder meeting with me?

If you book the Guardian Deep Dive package, yes — we’ll attend your tender or contract meeting in person.
We’ll ask questions, push back if needed, and ensure your builder is being clear, fair, and honest.

Do you talk directly to the builder?

If required, we definitely can.
Our goal is to provide the utmost in service — and in some cases, direct contact makes things smoother.
We understand the terminology and how builder processes work, so we’re well equipped to liaise professionally.
That said, whether we speak to your builder directly will depend on which package you've booked and what stage you're at — we'll advise case by case.

Why is there an asterisk (*) next to the price?

Our pricing is based on homes with a total build quote under $1,000,000.
If your project is highly custom or significantly larger (e.g. $3M+), extra review time may be required.
We’ll always confirm any adjustment upfront — no surprises.

How does payment work?

Payment is broken into stages.
Your deposit secures the first stage of your review and begins the process.
Each subsequent payment is made before the next component of the service is delivered.

If you choose not to continue after any stage, there’s no pressure or obligation.
This approach gives you clarity, flexibility, and control at every step.
